$31 million worth of building work in the Stratford District
People in the Stratford District are putting real money into their properties. Between 1 July 2025 and 30 June 2026, Council issued 169 building consents for work worth a combined $31 million, an average of around three consents every week in a district of roughly 10,500 people.
Most of the activity comes from smaller projects such as woodburners, decks, sheds, bathroom alterations and sleepouts, alongside new homes, farm buildings and commercial fitouts, with only a small number of projects tipping over $1 million.
"Behind those numbers are people building houses, expanding businesses, putting in woodburners and adding a sleepout for the grandkids," says Stratford District Mayor Neil Volzke. "It is not one big development carrying the district. It is over a hundred separate decisions by people who have looked at their place, or their business, and decided it is worth spending money on."
These local figures land alongside a national turnaround, with Stats NZ data showing 40,581 new homes consented across New Zealand in the year ended June 2026, up 19 percent on the year before.
"There has been plenty of talk about how tough the building sector has been," says Mayor Volzke. "Our numbers say people in this district kept going anyway. That ongoing confidence is worth highlighting, because it is easy to miss when it arrives in small pieces rather than one big announcement."
Residents are not the only ones building. Council's own programme over the same period covers a new grit tank at the water treatment plant, bridge and structure renewals across the roading network, and the Prospero Place upgrade.
Applying for a consent
Stratford District Council moved to a new online building consent lodgement system in August, replacing the Simpli portal with Objective Build. The system is used by councils across New Zealand and lets applicants see what stage their consent is at, respond to requests for further information, and track inspections and documents from the same login.
"The consent itself does not change, the Building Act still sets the standard," says Stratford District Council Director of Environmental Services Blair Sutherland. "What changes is the platform for engaging with Council and understanding where you are in the consent process."

- Register using the same email address that is on your existing consents. Registering with a different address means your consent history will not link to your new account.
- There are no fee changes.
