DO I NEED CONSENT?
Generally speaking, you need consent when the proposed actions are more than maintenance. There are some exceptions, however.

HOW DO I APPLY FOR CONSENT?
To apply for a building consent, you will need one of the following application forms. Fill it out and bring it into Council. You will also be required to pay a deposit at the same time as filing your application.
Deposits are usually $310.00. For more information on fees, you can view our fees and charges section here (Building Act Section)
However, you may receive a reduced fee for Producer Statements, fires and haybarns. Check with your architect if you are unsure what that means.
Applications cannot proceed until the deposit is received.
WHAT DO I NEED WITH MY APPLICATION?
As well as the application form and deposit, you will be required to provide site plans and specifications. Your builder will need to supply you with these. All plans must be no larger than A3 size.

THE APPLICATION PROCESS
The building consent process takes time - up to 20 working days. Getting your application filed during the early stages of your project to prevent headaches later on.
While builders are often responsible for obtaining consents, they are often NOT responsible for obtaining a code of compliance. This is usually the homeowner's responsibility.
Your building is not considered legal unless you have obtained a code of compliance upon completion.
Unless a specific extension of time has been requested and granted, you must have a Code of Compliance Certificate within two years of the building consent being granted.
Stratford District Council is an accredited Building Control Authority and its processing of building consents is subject to externally audited quality management systems. These are contained within the Stratford District Council Building Consent Authority Quality Assurance System.
